Optimus Alliance is presenting a new project named Olympic Green Village development with 104 units to be built. This beautiful 6-acre property is one of the few remaining properties of this size and quality in the fast-growing St. Cloud and Narcoossee area. We have recently completed our review of the project and is currently under contract. The market in the general Area for townhome properties has increased and has become one the strongest markets in Central Florida. Current density is high density residential. The subject property is located in East Irlo Bronson Memorial Hwy close to Narcoossee Road with direct access to this road and is close to Lake Nona and to the Orlando International Airport and other commercial areas. The site is surrounded by new development. Across U.S. 192, D.R. Horton and Pulte both have new subdivisions underway on Live Oak Lake, and both of those projects have land for commercial development along the highway. Orlando-based RRB Partners purchased a 10-acre commercial site directly across from a Publix-anchored power center at Narcoossee and U.S. 192. Comterra Group proposed a grocery-anchored retail center and two commercial outparcels along the highway frontage with a 328-unit apartment community behind it. Hathaway Group has also conceptual plans for a mid-rise community with 300 residential units.
Olympic Green Village is a site to build about 104 units of 3 bedrooms with a general area included. The project is suitable for Build to Rent buyers and our direct target is this market.
